At Yuan Interior Design, we believe that great design doesn’t shout—it speaks. This 4-room flat at 120A Tengah is an exercise in restraint, where every element is carefully considered to create a space that is functional, modern, and subtly industrial.
Our approach? Minimalist aesthetics with an industrial edge. No excessive ornamentation, no unnecessary clutter—just a home designed to work seamlessly for its occupants while exuding quiet confidence.
Project Overview
Location: 120A Tengah
Property Type: 4-room flat
Concept: Minimalism with an industrial edge
Raw Elegance in the Living Room
Concrete textures set the tone, giving the living space a raw yet refined character. The feature wall adds depth without overpowering, serving as a sleek backdrop for a streamlined TV console.

Floor-to-ceiling windows ensure natural light softens the industrial elements, preventing the space from feeling too stark. The material palette remains neutral—grey, black, and warm wood tones—creating a modern yet timeless atmosphere.
A Streamlined Dining and Kitchen Experience
Efficiency meets design in this seamless open-concept kitchen and dining area. The materials are a balance of wood laminates and concrete finishes, creating a warm yet industrial aesthetic that remains timeless.
A glass sliding door subtly separates the kitchen, offering flexibility—keeping cooking fumes contained while maintaining the open feel. Dark countertops provide a bold contrast against the wood tones, while under-cabinet lighting enhances depth and function.

The dining area mirrors this refined industrial concept, ensuring continuity in design. By keeping the layout clean and free from unnecessary ornamentation, we created a space that feels both inviting and highly functional for everyday living.
A Bedroom That Balances Privacy and Space

Privacy was a priority in the bedroom, which is why we designed a custom platform bed that seamlessly connects to the wardrobe. This built-in structure not only maximises floor space but also creates a natural division between the sleeping area and the rest of the room—a clever way to introduce a sense of retreat without physical barriers.
A muted, concrete-inspired palette keeps the space calm and grounded, while hidden LED backlighting behind the headboard introduces a soft, indirect glow—perfect for unwinding after a long day.
Understated Sophistication in the Bathroom
The bathroom is a masterclass in industrial luxury. Dark stone countertops, matte black fixtures, and brushed metal accents create a bold yet balanced aesthetic.
Large-format grey tiles make the space feel expansive, while recessed ceiling lighting adds a modern touch without disrupting the clean lines. Every detail is intentional, resulting in a bathroom that is functional, stylish, and easy to maintain.
Minimalism Done Right
This home is a testament to the power of thoughtful restraint. By focusing on materiality, clean lines, and seamless functionality, we created a space that feels modern, warm, and highly liveable.
At Yuan Interior Design, we believe great design is about knowing what to leave out just as much as what to include. If you’re looking for a space that embodies industrial minimalism without compromise, let’s create it together.
